三、项目概况

ThisprojectislocatedatthecorenodeatthesouthernendofthecentralaxisofthenewurbancenterofHangzhou,adjacenttoMengxiWaterTown,7kmawayfromHangzhouWestLakeScenicArea,4kmawayfromXixiNationalWetlandPark,and4.5kmawayfromHangzhouWestRailwayStation.

Thisproject,withthetotalplanninglandareaofabout10.3hectares(about154.5acres),willbelocatedinthelandforculturalbuildingsonthewestofChuangjingRoadandsouthofShuixiangNorthRoad.TheplanningindicatorsincludeFloorAreaRatio≤0.85,BuildingDensity≤50%,GreenSpaceRate≥25%，andBuildingHeightLimit≤55meters(accordingto1985NationalElevationBenchmark).
项目总建筑面积不大于15.3万平方米（其中地上8.7万平方米）。杭州音乐厅拟建主音乐厅（（略）座）1个、小音乐厅（600-800座）1个；余杭大剧院拟建大剧院（（略）座）1个、多功能厅（600-800座）1个及商业配套。项目总投资估算约34.79亿元，其中建安费约29.38亿元。（设计任务书入围评审后发布）
