修改、澄清内容如下：
一、本项目招标文件第三章评标办法（综合评估法）-（略）（略）（4）-“1.投标人(指独立投标人或联合体成员之一)类似工程业绩”中：投标人“类似工程业绩”要求第1种中关于“注：e.其他要求：1）、“单体建筑面积”是指整体地下室与其中一栋地上建筑面积之和。2）、下列（3）（略）站查询到的工程指标信息应能满足本招标工程设置的单体建筑面积及建筑高度特征要求，否则其业绩不计。”的内容修改为：“e.其他要求：1）、基础相连的群体建筑，地下结构的面积及地上某一单体面积累计可以作为单体建筑面积。2）、下列（3）（略）站查询到的工程指标信息应能满足本招标工程设置的单体建筑面积及建筑高度特征要求，否则其业绩不计。”3)、“建筑高度”参照《建筑设计防火规范》GB（略），建筑高度的计算作如下约定：①、建筑屋面为坡屋面时，建筑高度应为建筑室外设计地面至其檐口与屋脊的平均高度；②、建筑屋面为平屋面（包括有女儿墙的平屋面）时，建筑高度应为建筑室外设计地面至其屋面面层的高度；③、同一座建筑有多种形式的屋面时，建筑高度应按上述方法分别计算后，取其中最大值；④、对于台阶式地坪，当位于不同高程地坪上的同一建筑之间有防火墙分隔，各自有符合规范规定的安全出口，且可沿建筑的两个长边设置贯通式或尽头式消防车道时，可分别计算各自的建筑高度。按其中建筑高度最大者确定该建筑的建筑高度；⑤、局部突出屋顶的瞭望塔、冷却塔、水箱间、微波天线间或设施、电梯机房、（略）梯出口小间等辅助用房占屋面面积不大于1/4者，不计入建筑高度；”。
二、本项目招标文件-第一章招标公告第2.4条款和招标文件-第二章第一节投标须知前附表-第20项的最高投标限价或其计算方法内容修改为：“本项目招标最高投标限价为【（略）.98】元（含暂定金额：【（略）】元；），其中：①设计费（含税）：本项目总设计费为【（略）】元，其中方案设计、初步设计及施工图设计费按【（略）】元计，其他专项设计费暂按【（略）】元计；②建安工程费（含税）：本项目建安费最高投标限价为：【（略）.98】元（含暂定金【（略）】元）。暂定金额、设计费报价不按招标文件规定的按废标处理。”。招标文件中涉及相应内容均应修改。
三、本项目招标文件第三章评标办法（综合评估法）（略）（略）（5）-3.项目管理机构“2.配备BIM（略）颁发的全国BIM技能等级考试二级证书人员5人、一级证书人员10人的得1分”修改为：“配备BIM技术人员获得中国图学学会颁发的《全国BIM技能等级考试证书》人员数量不少于15人（其中二级及以上证书人员不少于5人）的得1分（投标人所附的人员中，若同一个人员具有多个证件，只计取一次加分，以最高得分计取，其余不再重复计分）。”其余内容不变。
四、本项目招标文件-第一章招标公告2.2.项目建设规模增加：“本项目最大跨度约8.6米”。招标文件中涉及相应内容均应修改。
五、本项目招标文件-第一章招标公告2.3.招标范围和内容-（3）招标范围和内容及第二章第一节投标须知前附表-第8项中①设计内容修改为：“①设计：方案设计及优化、初步设计、施工图设计及优化（其中包含：主体（含基础、地下室）建筑、结构、安装（暖通、电气、给排水等）、室内外管线综合、消防工程）、二次装修施工图（包含住宅户内精装及地下室门厅、一层大堂、标准层等公共部位装修）、园林绿化工程设计、BIM技术运用（BIM报建设计）等各专项工程的深化设计服务、施工期间的指导和含图纸审查配合服务及相关的各项专家论证等；”。招标文件中涉及相应内容均应修改。
六、本项目招标文件-第四章合同条款及格式-第三部分专用合同条款（略）条款“1、设计费的支付”修改为：“1、设计费的支付
(1)方案设计及优化、初步设计部分：
①方案设计完成并获得批准通过后，设计人提出申请，发包人60个日历天内支付方案设计及优化、初步设计费总额40%；
②建筑单专业扩初设计提交合格的成果并取得工规合格证后，设计人提出申请，发包人60个日历天内支付方案设计及优化、初步设计费总额30%；
③结合施工图提交合格的立面材质控制手册后，设计人提出申请，发包人60个日历天内支付方案设计及优化、初步设计费总额20%；
④工程完成竣工验收并具备交付条件时，设计人提出申请，发包人60个日历天内支付方案设计及优化、初步设计费总额10%；”。
七、本项目招标文件-第四章合同条款及格式-第三部分专用合同条款（略）条款“（二）建筑安装工程费过程结算”中（1）修改为：“（1）本项目按以下施工节点进行过程结算，节点划分如下：方案设计及优化、初步设计及主体施工图设计、专项设计、桩基及基坑支护工程、各专业分包工程等施工节点。”。
八、本项目招标文件-第四章合同条款及格式-第三部分专用合同条款17.5竣工结算-2、设计费修改为：“2、设计费：方案设计及优化、初步设计及主体施工图设计费为包干总价，中标后不得调整；专项设计费，根据实际发生情况另行确定，如实际未发生，结算前予以扣除。”。
九、删除本项目第二章第一节投标须知前附表-第21项第1条及第42项第7条①中：“（略）间同K值（略）间”相关内容，其余内容不变。招标文件中涉及相应内容均应修改。
十、本项目原随招标公告同步发布的“模拟清单”、“最高投标限价”、“编制说明”作废，以随本答疑同步发出的“模拟清单”、“最高投标限价”、“编制说明”为准，（略）“招标文件澄清与修改”的节点中自行下载，否则由此引起的一切后果由投标人自行承担。
